Things to look out for

  • Damaged accessories – cracked or loose sockets, switches or light fittings; buzzing or a burnt smell.
  • Heat marks – browning/soot or melting around plugs and socket-outlets.
  • Too few sockets – only one or two per room, or lots of extension leads/multi-way adaptors in use (often a sign of an older installation).
  • Outdated fittings – round-pin sockets (2A/5A), round “dolly” light switches, braided flex from ceiling roses, or switches/sockets mounted in skirting boards.
  • Consumer unit red flags – rewirable fuses (fuse wire), a wooden-backed board, cast-iron switches, or a mix of old fuse types. A modern-looking unit doesn’t guarantee the rest of the wiring is up to date—check the whole installation.
  • Age & condition of wiring – rubber/VIR or lead-sheathed cables, brittle insulation, or lighting circuits with no earth (CPC).
  • Nuisance tripping – frequent trips or blown fuses, flickering lights or intermittent power.
